Adult care

Retirement homes & housing

Establish whether your proposal is retirement housing, extra-care housing or a care home before committing to the operating model.

Before you start

“Retirement home” can describe very different services.

Some schemes offer accommodation and communal facilities. Others arrange personal care, and some provide accommodation and care as one package. We help define the model, identify who carries each responsibility and plan the business around it.

What we help you prepare

  • Map the housing, support and care offered to residents.
  • Identify the registration route and the separate property requirements.
  • Set out provider, landlord and care-partner responsibilities.
  • Prepare the operating plan, charges and documents for specialist legal review where needed.

For existing providers

Support after opening.

We help review service charges, care-provider arrangements and proposed additions to an existing scheme. Adding care can change the obligations; a housing-only model should not drift into regulated care without review.
